An annual Fire Safety Statement certifies that the essential fire safety measures have been tested, are currently operational and have been maintained in accordance with the relevant requirements and standards. Building owners are required to submit an Annual Fire Safety Statement to Council each year.

Building owners are required to submit a Fire Safety Certificate to Chatswood Council before a new building or part of a building is occupied, ie as part of the final stages of a DA.

A Fire Safety Certificate or Statement is submitted by or on behalf of the building owner, and certifies that specified essential fire safety measures have been installed and perform in accordance with the relevant BCA requirements and Australian Standards.

Essential fire safety measures are measures, including equipment, construction and strategies, that are implemented in a building to ensure safety in the event of fire. The most common measures include:

Automatic fire suppression systems
Fire hose reels
Fire hydrants
Smoke detection and alarm systems
Fire doors
Fire extinguishers
Solid-core doors
Smoke exhaust systems
Exit signs
Fire drenchers
Emergency lighting
Exit systems and paths of travel to exits

Copies of the Fire Safety Certificate and Fire Safety Statement must be displayed in a conspicuous position in the building and be forwarded to the NSW Fire Brigades.

Importantly, a failure to meet these requirements can significantly affect the levels of fire safety afforded to the occupants of the building, which may threaten their life, as well as having significant liability and insurance implications for the building owner
